Late check-out is only possible when the property is available and must be arranged in advance with management. Staying until 17:00 — a fee of 25% of the nightly rate applies. Staying after 17:00 — a fee of 50% of the nightly rate applies.
When making a reservation, guests must provide accurate and complete details. The landlord is not responsible for incorrect arrival or departure dates or any other incorrectly provided information.
A reservation is confirmed only upon receipt of the advance payment to the designated bank account. If no advance payment is received, the management reserves the right to cancel the booking without prior notice.
For direct bookings, the advance payment equals one night's rate; for bookings made through the system, the amount is specified at the time of booking. The remaining balance is due on the day of arrival.
Payment can be made in cash (euros), by payment card, or by advance bank transfer.
Cancellations made 14 or more calendar days before arrival are free of charge — the full advance payment is refunded.
10–13 calendar days before arrival — 80% of the advance payment is refunded.
7–9 calendar days before arrival — 40% of the advance payment is refunded.
6 days or fewer before arrival — the advance payment is non-refundable.
If a guest fails to arrive by 24:00 on the scheduled day without prior notice, the advance payment is non-refundable.
If a guest shortens their stay upon arrival, the landlord will be compensated for lost income — a fee of 100% of one night's rate applies.
The landlord reserves the right to cancel a reservation if contact cannot be made with the guest by phone or email and no advance payment has been received without explanation.
In the homes and shared areas, quiet must be observed from 22:00 to 09:00. Noise, loud music, and events are not permitted during these hours.
Guests agree to behave respectfully towards other residents and neighbours. Management reserves the right to immediately remove any persons whose behaviour does not meet public order standards, without any compensation.
Smoking, candles, and any open flames inside the property are strictly prohibited. Smoking is permitted only on open terraces and balconies, provided it does not disturb other guests.
A fine of €200 applies for violation of this rule, deducted from the guest's deposit or remaining balance.
Guests agree to take good care of the property and inventory provided to them. Any damage, faults, or deficiencies must be reported to management immediately upon discovery.
Guests are financially liable for any damage caused to the landlord's property through negligence or intent. Removing furniture, inventory, or any other property belonging to the landlord from the premises is prohibited.
Only small dogs up to 6 kg are welcome, subject to prior agreement with management.
Visitors who are not registered guests are not permitted on the premises without prior consent from management.
Guests are solely responsible for their own safety, the safekeeping of valuables, and the supervision of minor children. The landlord accepts no liability for damage to a guest's property or health caused by third parties.
By submitting a reservation, the guest confirms that they have read these terms and conditions and agree to comply with them.
